Report details: We carry out only a visual inspection. This means that we do not take up carpets, floor coverings or floorboards, move furniture or remove the contents of cupboards unless authorised by the vendor in writing.

We inspect roofs, chimneys and other surfaces on the outside of the building from ground level with the help of binoculars. If required we can arrange scaffolding or safe ladder system, but this would need to have the appropriate authorisation and costs would be incurred. We inspect the roof structure from inside the roof space if there is safe access although this will be limited if loft insulation is in place.

We examine floor surfaces and under-floor spaces so far as there is safe access to these areas. If floor boards require removing to gain access we would request that area of furniture and floor covers are removed from those areas prior to our visit. We would need written authorisation from the vendor or for them to be in attendance.

Underfloor camera inspections for timber suspended floors
We would advise when purchasing a house that you gain information from the vendors to what types of floors they have on ground floor areas. If they are unable to provide this information it would be prudent to get authorisation to inspect for construction type. Flooring that can't be removed (Example Laminate/Tiled type) Will be advised on our report. We offer inspection with a DEWALT DCT410 Bore-scope inspection camera that will require 22mm holes to be drilled into the floor near skirting board areas to enable the camera to be inserted. Or we can remove floor boards to gain access but both systems will incur extra costs so please ask for details on this service. Full making good and plugging any inspection holes will be included in our quote. If a house is affected by rising damp and has timber floors it would have most likely affected any items in connection to those areas.

Costings for repairs are given as estimates as full stripping back to assess damage is required in many cases. If appropriate we will advise contingencies or cautionary notes if an area is suspect without full inspection.

A moisture meter correctly used will profile the wall, taking readings from the installed skirting and whole of the affected wall area to try and establish the extent and location of the moisture.
